What really got me was the attention to small details that most places completely miss. The lighting isn’t harsh overhead fluorescents, there’s proper space to unpack without living out of a suitcase, and the kitchenette setup is actually functional if you want to grab groceries from the Tesco down the road.

Location-wise, you’re positioned really well in the Southside – close enough to Glasgow’s city center that you can walk or take a quick bus ride, but far enough out that you’re not dealing with the weekend chaos around Buchanan Street. Victoria Road itself has this great mix of local spots that tourists usually miss entirely. There’s a brilliant little café about two minutes’ walk away that does proper coffee, and you’re within easy reach of Queens Park if you need some green space. The area gets properly quiet at night, which is something you definitely can’t say about staying right in the Merchant City. Parking isn’t a nightmare here either – street parking is manageable, and they can point you toward longer-term options if you’re staying several days.

What sets this place apart is that it doesn’t try to be everything to everyone. There’s no flashy lobby with marble floors or overeager concierge service, but what they do provide is done really well. The check-in process was refreshingly straightforward, and when I had a question about local transport, the staff actually knew what they were talking about rather than just handing me a generic tourist map. It’s the kind of place where you can tell someone actually thought through what travelers really need versus what looks good in photos. If you’re after a pool and room service, look elsewhere. But if you want a base that feels like you’re experiencing Glasgow as locals do – with proper space to breathe and explore the city at your own pace – this hits exactly the right note.

    Good location.

    What could be improved: 1. The main door to the venue has no number. It is not 120 Victoria Street as advertised.

    2. The room's (located on 1st floor) windows faced a courtyard which is walled up on all sides, with roof covering (transparent roofing). The courtyard wall has two louvred openings ( about 2 feet square-ish). Hence the room is enclosed within a courtyard, without direct access to the outside air. This information is not published on the web.
    3. The running noise of a compressor on the exterior wall of the court yard is loud and annoying. It only stopped working around midnight.
    4. The room is tiny. The estimated area of the room including the toilet, is about the size of 5 standard single beds together. The size of the room is not stated on the web page.
    5. Guests from next room were loud and noisy in their room and when they were along the hall way Their clattering lasted almost till mid night. The annoying and disturbing behaviour robbed the other guests of quiet enjoyment. The management should put up sign around to remind guests to keep noise down and to adhere to quiet time.

    What could be improved: Address was wrong on Booking.com, had to call to get correct address. Finding parking was difficult once I got the address. Got in and apartment hadn't been serviced. Made contact and was told someone "may" come that evening but to go to an apartment downstairs. No reception down there so had to go to lobby to use phone. Tried to contact the next day to confirm my apartment for that night. Took well over an hour to get a response. All in all a frustrating experience. I see a couple of bad reviews from the same weekend. I have contacted them for a partial refund but am not holding out much hope.

    I couldn’t say a single good thing about this place

    What could be improved: Urine stains on the bed, no sheets just bare covers, no towels. The place is filthy, the guy never answers his phone and the room was that hot it made me feel sick, had to leave early and sleep in my car it was that bad! I have put in for a full refund because it was that bad! Stay away people or regret it it’s your choice.
